Warehouse Racking in Easton & Nazareth, PA: A Local Operator's Guide

Easton and Nazareth sit at opposite ends of the Route 33 corridor, the north-south spine that connects Route 22 and I-78 up toward I-80. They are twelve miles apart and they represent two different generations of Northampton County industrial building. Easton is the county seat, an old river city at the confluence of the Lehigh and Delaware, with warehouse stock to match. Nazareth is a small borough surrounded by townships that have absorbed a substantial share of the Valley's newest Class A distribution development. Here is what operators need to know before planning a racking project in either market.
Easton's Industrial Corridors
Easton's position matters for freight. From here, I-78 runs straight into the New York metro, Route 22 connects west across the Valley, and Route 33 runs north toward I-80. That access is why industrial development kept pushing outward from a city whose own building stock was largely built before trucks got big.
The downtown and riverfront corridor is the oldest submarket and the most constrained. Brick manufacturing and warehouse buildings run 16-to-24-foot clear with narrow bays, low door heights, and truck courts that were never designed for a 53-foot trailer. Standard selective at 14-to-20 feet with shorter runs is the realistic configuration, often with carton-flow pick faces for piece-pick operations. Double-deep only works where the aisle geometry genuinely allows it, which is less often than operators hope. Used rack is frequently the right economic call in these buildings — you are not buying height, so the material savings go further than a manufacturer warranty would.
The Palmer and Forks Township corridor east and north of the city is where the newer development landed. Buildings here run considerably taller than city stock, and the newer construction along the Route 33 interchange reaches Class A specification: 32-to-40-foot clear, post-tension slabs, ESFR sprinklers. These support tall selective, push-back, pallet flow, and VNA layouts. As with all modern construction in this region, post-tension cable mapping precedes anchor layout.
The consumer-products manufacturing base around Easton and Forks Township generates a different kind of demand — mixed storage rather than pure distribution. Raw material, work-in-process, packaging, and finished goods each want different treatment, and the layout follows the production flow rather than maximizing pallet count.
Nazareth and the Route 33 Corridor
Nazareth Borough itself is small — around 6,000 people — and its own industrial stock is older manufacturing and trade supply at 18-to-26-foot clear. The story here is what happened in the surrounding townships.
The Route 33 corridor through Lower Nazareth has absorbed much of the area's newer distribution construction: modern Class A at 32-to-40-foot clear with post-tension slabs and ESFR. These are the buildings where the density conversation actually matters, because you are not height-constrained. Tall selective at 28-to-36 feet is the baseline, and push-back, pallet flow, or very-narrow-aisle earn their cost where SKU velocity supports the tradeoff in selectivity.
The precision manufacturing base around Nazareth is genuinely distinctive. C.F. Martin & Co. has built guitars here since the 19th century, and the surrounding instrument and precision-manufacturing operations need less bulk storage and more presentation: carton flow and shelving for small components, selective for raw stock and finished goods, cantilever for long lumber and tubing. Humidity control in these facilities can affect finish selection on rack components, which is not a consideration in a standard distribution building.
The cement-belt industrial stock across the surrounding Northampton County townships is the third element. These buildings were built for heavy manufacturing and rail — thick but irregular slabs, wide column spacing, active or abandoned rail sidings cutting through floor plates, and process environments harder on steel than a clean distribution building. Coated components and heavier column protection are worth specifying where the process justifies it.
Permitting: The Parcel Decides, Not the Address
Both markets fall under the Pennsylvania Uniform Construction Code and require drawings sealed by a Pennsylvania-licensed design professional above threshold height and load. The substantive engineering requirements are identical. What differs is which office reviews it — and in this part of Northampton County, that question is genuinely non-obvious.
Easton permits city-limits parcels through the City of Easton's codes and inspections office, with review typically running three to four weeks. Projects in the surrounding industrial corridor fall under Palmer Township, Forks Township, or Lower Nazareth Township depending on the parcel, and several of those route commercial plan review through third-party code agencies.
Nazareth is the harder one. Nazareth Borough, Lower Nazareth Township, and Upper Nazareth Township each administer the UCC independently. Because the borough is small and nearly all the industrial development sits in the surrounding townships, a Nazareth mailing address is a poor guide to which office owns the permit. Review typically runs two to four weeks once you are in the right queue.
This is worth stating plainly: Pennsylvania has no county building department. There is no county-level fallback if you submit to the wrong municipality — the submittal simply does not count, and you start over. We verify jurisdiction from the parcel before drawings are commissioned on every project in this corridor.
High-Piled Storage Review
Storage above 12 feet triggers high-piled combustible storage review under IFC Chapter 32, dropping to 6 feet for high-hazard commodities. Any rack system in a Route 33 Class A building will exceed that threshold, and most systems in older Easton stock will too.
Classify your commodity before the rack is designed. Product packaged in plastic totes, shrink wrap, or polyethylene frequently lands in Group A plastics, which carries the most demanding requirements in Chapter 32 and can require in-rack sprinklers at specified elevations. That changes rack depth, flue spacing, and sometimes the whole configuration. Submit the building permit and the fire review the same day so they run concurrently.
Slab Conditions: The Key Difference
The most significant practical difference between these two markets is slab documentation. Route 33 Class A buildings have modern, well-documented slabs, and the developer generally has the report. The complication there is post-tension cabling, not slab capacity — scan and map before drilling and the anchor design is straightforward.
Easton's older riverfront and downtown buildings usually lack current slab documentation entirely. Pours from the pre-war and mid-century eras may be unreinforced or lightly reinforced, vary in thickness across a single floor plate, and sit over buried footings from equipment removed decades ago. A slab core and strength test in multiple locations is standard practice for any building in this category — one reading is a data point, not a profile, and the thin spot governs your anchor design.
If you are in an older Easton-area building and have not had the slab assessed, add that to your pre-project checklist. Discovering a slab limitation after the rack is designed and material is ordered is one of the most expensive surprises in this market.
What to Gather Before You Call
Four pieces of information shape every major design and permitting decision on a project in either market: the actual measured clear height against the lowest sprinkler head and lowest obstruction — not the listing, which routinely overstates usable working height; whatever slab documentation exists, including thickness, reinforcement, and age; the parcel's municipal jurisdiction; and your intended commodity storage class if you will store above 12 feet.
We visit every site before speccing a system. Easton-area buildings frequently have structural elements, low HVAC drops, or slab conditions invisible on a floor plan. Route 33 buildings are more predictable, but column spacing, dock placement, fire riser locations, and post-tension layout still get verified on site before drawings are finalized.
